Last September we set up a 40x80 sailcloth tent on the Great Lawn at Frelinghuysen Arboretum for a 140-guest Saturday wedding. The bride wanted the peaked silhouette visible from the gardens during the ceremony; the groom wanted enough room for a 12-piece band and a real dance floor. By 5 p.m. the tent was glowing warm against the tree line, the bistro lights were on, and the only thing we had not planned for was the couple’s dog walking down the aisle. The Three Wedding Tent Styles

Almost every wedding we set up uses one of these three tent styles. Each suits different venues, seasons, and aesthetics.

Sailcloth Tents — The Wedding Favorite Since 2022

Sailcloth has dominated our wedding bookings for the last four seasons. The cream-colored fabric is translucent — sunlight filters through during the day, and the tent glows from within once string lights and chandeliers come on at night. Wooden center poles add warmth that no aluminum frame can match. The peaked silhouette photographs beautifully from a distance, which is why couples choose it for properties with sightlines from the road or driveway.

Best for: spring and fall weddings on soft, level ground. Sailcloth requires staking into grass — it will not work on driveways, patios, or concrete. Typical sizes for weddings: 40x60 (100 guests), 40x80 (140-150 guests), 60x80 (180-200 guests). Pricing usually lands between $4,500 and $9,500 for the tent alone, depending on size and add-ons.

Clear-Top Tents — Fall Weddings & Stargazing

Clear-top tents use transparent vinyl panels on the roof so guests look up into the sky. For fall weddings — October sunsets, harvest moons, early stars — nothing else competes. Pair a clear-top with chandeliers or pinspot uplighting and the ceiling becomes part of your decor without any draping. We have set up clear-tops on grass, gravel, and weighted on driveways.

Best for: evening receptions, fall and early winter dates, modern aesthetics. The trade-off: clear-tops heat up faster than sailcloth in direct summer sun, so July and August weddings need fans or AC built into the package. Sizes mirror sailcloth (40x60 through 60x80). Pricing usually runs $5,000-$11,000 for the tent.

Frame Tents — Concrete & Patio Backyard Weddings

Frame tents use an aluminum structure with no interior center poles. That matters for backyard weddings where every square foot of floor space goes toward seating, dancing, and the bar. Frame tents anchor with weights instead of stakes, which makes them the only option for patios, pool decks, driveways, and tennis courts. The clean modern profile pairs well with full draping if you want to hide the structure entirely.

Best for: tight backyards, paved surfaces, and rain-backup configurations attached to a primary sailcloth or clear-top. Typical wedding sizes: 30x60 (75-90 guests), 40x60 (100-120 guests), 40x80 (140+ guests). Pricing usually runs $3,000-$7,500 for the tent — the least expensive of the three styles, which is why frame is the default for budget-conscious wedding packages.

Beyond the tent itself, these are the rental items that show up in nearly every New Jersey wedding we set up.

Chiavari Chairs

The most-requested chair style for both ceremonies and receptions. Stocked in gold, silver, white, and clear acrylic. Includes ivory or white cushions. Chiavaris work for traditional and modern aesthetics — the silhouette is timeless and they photograph cleanly in close-ups. Choose gold for warm-toned weddings, silver for cool palettes, and clear acrylic if you want the chairs to disappear in photos. Farm Tables

Rustic-chic 8-foot solid pine farm tables. Seats 8 comfortably (10 if you go tight). No linen required if you want the natural wood to show — we recommend a thin runner and chargers instead. Farm tables work especially well in sailcloth tents on private estates where you want the rustic-meets-elegant look. They take more floor space than rounds — budget an extra 10-15% on tent square footage if you choose farm seating.

Sweetheart & Head Tables

Sweetheart tables (a 48-inch round or 6-foot rectangle for the couple) free up space and let the bride and groom face their guests. Head tables (8-foot or 12-foot rectangles) accommodate the full wedding party. We stock both configurations and can build a head table to seat 6, 8, 10, or 12. Add upgraded linens and a small floral install for the focal point.

Dance Floors

Wood parquet (traditional warm tone) and high-gloss white panels. Plan on 4-5 square feet per dancer — about 30-50% of your guests will be on the floor at peak. Draping, Lighting & Chandeliers

Bistro string lights are the default ceiling treatment for sailcloth tents. Chandeliers (crystal, antler, or matte black) hang from center poles for a dressier look. Uplighting in custom colors (amber, blush, lavender, ivory) washes the perimeter walls and lifts the entire room at dusk. Pin-spot lighting on each table makes centerpieces glow in photos. Draping wraps the entire structure if you want to hide the tent and create a fully finished ballroom interior.

Ceremony Arches & Arbors

Wooden arches in 7-foot and 9-foot heights for ceremony focal points. Available in natural pine, weathered grey, and whitewashed finishes. Pair with floral garlands from your florist and a runner for the aisle. We also stock open hexagon and circle arbor frames for modern ceremonies and an antique wooden chuppah frame for Jewish weddings.

New Jersey Wedding Venues That Work

Almost every wedding we set up falls into one of three venue categories. Each has its own rhythm and constraints.

Backyard weddings are the most flexible option. No curfew, no vendor restrictions, no capacity beyond what the lawn or property can hold. We service backyard weddings from Morristown to Basking Ridge regularly — our crew handles site surveys, terrain assessment, power planning, and staking analysis before quoting.

Estate weddings in Bernardsville, Mendham, Far Hills, and Harding Township routinely host 150-250 guest tented receptions. A flat open lawn of at least 60x80 feet accommodates most setups. Private properties in Somerset County and Morris County stay popular precisely because they avoid the venue-restriction headaches of indoor properties.

Vendor-friendly Morris County venuesFrelinghuysen Arboretum, Bamboo Brook Outdoor Education Center, and Willowwood Arboretum — allow outside rental vendors with a vendor application, certificate of insurance, and adherence to the 10 p.m. event curfew set by Morris County Parks. We have completed the vendor application at all three and can move quickly on permits and certificates. Confirm vendor approval with the venue before signing the rental contract.

The Wedding Rental Timeline

Peak Saturdays in June and September book by January. Reserve your date as soon as the venue is locked.

12 months out

Lock in tent style, size, and date. Peak-season weekends fill first, so this is the most important call you make.

9 months out

Confirm chairs, tables, linen colors, and dance floor size. Chiavari color choices (gold vs. silver) and Chiavari quantities adjust here.

6 months out

Finalize lighting design, draping, and any specialty rentals (chandeliers, lounge furniture, ceremony arch). This is also when CAD layouts get drafted.

3 months out

Site walkthrough at the venue or property. Final headcount estimate. Adjust table counts and confirm caterer-driven layout requirements.

2 weeks out

Weather contingency confirmation. Sidewall configuration locked. Final headcount delivered. Permits and insurance certificates filed if required.

1-2 days before

Delivery and setup. Large weddings get a full-day install. Day-of crew coordinates with your planner, caterer, and DJ.
